In 2009 The Hunt Group was introduced by a local agent to a land owner who believed that there was potential for residential development in his property in Crediton.
We then proceeded to negotiate for nearly two years with Mid Devon District Council for the most appropriate planning mix which satisfied the Local Authority’s need for Affordable as well as Market housing, together with the maximum return for the land owner. During this time the Parish Council was consulted along with public consultations.
Some difficulties were encountered with access, but these were settled through forthright discussion with Highways.
The result was a development of 23 dwellings and the owner’s original house. The consent was given by unanimous approval.
The 106 Agreement took 6 months to finalise and we successfully negotiated a reduction of 30% in the Community Infrastructure Levy.
The site, with the benefit of planning, has been sold to Persimmon.
